Reitium

Reitium is a Vancouver platform for fractional real estate investment: buy a portion of an income-generating property from as little as $100, collect rental income monthly, and sell that portion back on a secondary market. Co-founder Michael Moll demoed it at TechVancouver in November 2018.

About

Reitium was founded in Vancouver to open real estate investment past the people who can buy a whole building. Its compliance engine reads an investor's jurisdiction — private-placement limits differ by province and by US state — and only permits trades that investor is allowed to make. Co-founder Michael Moll demoed the platform at TechVancouver in November 2018, when the company had lined up properties from a world tour of asset owners. The business now runs as two entities on its own site: Reitium Technologies builds the platforms, and Reitium.fund operates the crowdfunding marketplace showing private-equity real estate deals to Canadian investors under crowdfunding exemptions, with a waitlist for investors elsewhere. A related programme, Reitium.org, applies the model to affordable housing developed with church partners. In December 2021 the company was selected for the UCLA Anderson Venture Accelerator, a four-month programme, as part of a push into the United States. Co-founder Laura Fortey took the TechVancouver stage in February 2020 to talk about building the company and raising a child at the same time.

Quick answers

What is Reitium?

A Vancouver real estate crowdfunding platform. It sells fractional ownership in income-generating property and is building a secondary market so holders can sell that fraction back.

How does Reitium handle securities rules?

With a rules engine. Moll demoed it reading the investor's country and province, then capping what they can put into a private placement — the limits differ across Canada and state by state in the US.

Who founded Reitium?

Michael Moll, Thomas Park and Laura Fortey, in 2017. Moll moved to Vancouver from Kenya on a scholarship to UBC's Sauder School of Business.

Is Reitium still operating?

Yes. Reitium.fund accepts Canadian investors and runs a waitlist for investors elsewhere, and the company lists an address at 673 Abbott Street in Vancouver.
